Our process consists of 5 stages.
- Stage I – Initial meeting with client to review scope of work
- Stage II – Plan Design, Selections, Final Budget Approval
- Stage III – Construction
- Stage IV – Completion
- Stage V – Closing
Stage I – The wish list
In this initial meeting, we will discuss all wishes you have regarding the project. From the concept of the plans to the materials you wish to be used.
We will discuss multiple points like energy efficiency, structural concepts, and generally what can be expected from Corin while building your home.
An introductory folder will be given to you explaining things like warranties, our build process, our building materials, etc.
Finally, with the information given in the initial meeting, we will devise a rough estimate for the rest of the work to begin.
Stage II – The plans
Once you’ve decided to allow Corin to bring your project into reality, an initial design contract will be formulated to allow Corin to begin the process of the architectural plans & design consultation.
Corin has a wide array of plans to choose from as well as great designers to create the perfect custom home for you. During this stage, those plans will be created and/or customized to you. Please note that we welcome clients who have plans in hand or an architect of their choosing.
During this stage, you will also be making all the selections for the home, such as countertops, lighting, cabinetry, flooring, etc.
Finally, once all plans have been approved & selections made, we will formulate the total cost of construction and sign the final contract to begin your project. Please note, funding must be verified prior to breaking ground.
Stage III – Construction
Prior to breaking ground and during the construction of you home, you will have a minimum of 3 meetings with your builder.
Pre-Construction – This allows you and the builder to discuss all pertinent information regarding schedule, confirmation of material, and what you can expect of them.
Mid-Point – Prior to drywall, you will meet again to review all work performed before moving on.
Final – A walk through will be held with you and the builder to ensure the work meets or exceeds your expectations. This also allows us to perform a “punch” list prior to closing.
Depending on the complexity of the project, more meetings may be required to ensure all selections and materials are correct.
Stage IV – Completion
This stage seems to follow the construction stage very closely. Although construction seems complete, we typically spend a couple weeks finishing or completing your new home.
We pride ourselves on quality and that’s seen most in our finish work. So we spend the time walking the home numerous times in the end formulating checklist or as we call them “punch” lists to ensure you have a great final walk through.
This stage also consists of your final punch list to the builder to ensure that before going to closing all items are 100% complete.
Stage V – Closing
Following the completion stage and after you’ve signed with the builder that all work is finished completely, you’re now ready for closing.
Once you’ve taken possession of your new home, you will have one final meeting with your builder or member of the Corin staff at you new home. Here we will walk you through the homebuyer binder as well as your warranty documents. We will also show you homeowner maintenance tips for keeping the home beautiful as well as ensuring it stays in great shape.
